A sprawling 639-acre golf estate in Perthshire, Scotland, developed by UAE billionaire Mahdi al-Tajir, has been put on the market. Known as gWest, the property, which includes an 18-hole championship golf course and a clubhouse shell, has been largely unused since its completion nearly two decades ago, earning it the moniker ‘ghost’ resort. The site was originally envisioned as a premier leisure complex, intended to rival the nearby prestigious Gleneagles resort.

A Vision for a Premier Scottish Leisure Destination

Developed by the al-Tajir family, who also own the popular bottled water company Highland Spring, the ambitious £500 million project was launched with significant fanfare. Initial plans promised to create over 1,000 jobs and provide a substantial economic boost to the region. Celebrated golf course architect David McLay Kidd once lauded the location, describing it as ‘the best inland site I’ve ever seen for a golf course.’ The estate, situated in Blackford, Perthshire, features a championship course measuring approximately 7,300 yards.

The vision for gWest extended far beyond just a golf course. Plans included a six-star hotel, luxury residential properties valued at up to £3 million each, a spa, and extensive leisure and entertainment facilities. It was intended to become one of Europe’s largest leisure complexes and Scotland’s biggest, aiming to establish itself as a world-class destination.

Unrealized Ambitions and Contributing Factors

Despite the grand ambitions, many of the project’s original plans failed to materialize. The development faced several significant headwinds that stalled its progress. These included the global economic recession, the uncertainty surrounding the 2014 Scottish independence referendum, and later, the implications of Brexit. These factors collectively contributed to the project grinding to a halt, leaving much of the planned infrastructure undeveloped.

Consequently, the championship golf course, completed in 2009, has seen very limited use. Only a select few golfers have had the opportunity to play its fairways. Among the privileged few were notable professional golfers such as Swedish player Henrik Stenson, Scottish European Tour professionals David Drysdale and Peter Whiteford, and the University of Stirling golf team led by Dean Robertson.

Knight Frank Invites Global Offers for gWest

Now, the entire 639-acre estate is being offered for sale by independent property consultancy Knight Frank. The sale presents a unique opportunity, as the property comes with existing planning consent for a substantial development. This includes permission for up to 170 residential plots, a hotel and spa complex, additional leisure and entertainment venues, and accommodation for staff.

Euan Kelly, a partner at Knight Frank Edinburgh, described gWest as a ‘once-in-a-lifetime asset’ and anticipates significant global interest. He highlighted the rarity of such an opportunity becoming available, especially in a prime Scottish leisure location. ‘It is incredibly rare that an opportunity like gWest becomes available,’ Kelly stated. ‘We’re expecting a huge amount of interest from across the globe in what could be a once-in-a-lifetime asset: a substantial consented resort development site, with a golf course designed by a celebrated architect, on one of Scotland’s most prestigious leisure locations.’

Kelly expressed optimism that a new owner could propel the site forward, realizing its potential and enhancing Scotland’s already strong tourism offering, particularly in Perthshire. ‘While the bold ambitions for the site have yet to fully come to fruition, a sale could see them take an important step forward and add another destination to Scotland’s, and Perthshire’s, strong tourist offering,’ he added.

Mahdi al-Tajir: A Prominent Business Figure

Mahdi Al Tajir, the driving force behind the gWest development, is a prominent figure in the business world. He served as the first United Arab Emirates ambassador to the United Kingdom and maintains a residence in Scotland. Al-Tajir is also recognized as one of Scotland’s wealthiest individuals, with his fortune estimated at £1.6 billion in 2010. His ownership of Highland Spring, a leading bottled water company, further solidifies his business interests in the UK.

The Golf Industry in Scotland

Scotland is renowned globally for its golf heritage, boasting approximately 560 golf courses, which represents about one-fifth of the total courses in the United Kingdom. The golf industry is a significant contributor to the Scottish economy, generating substantial revenue. Recent estimates indicate revenues of around £2.7 billion in the 2024-25 period, with projections suggesting an increase to £3 billion for 2025-26.

Conclusion: A New Chapter for the Perthshire Estate

The listing of the gWest estate marks a potential new chapter for the ambitious project. With existing planning consent and a prime location, the site offers a compelling proposition for developers and investors looking to create a significant leisure and residential destination in Scotland. The sale by Knight Frank opens the door for the realization of the original vision, potentially transforming the Perthshire landscape and contributing to the region’s tourism and economic growth.
