Belfast has been recognized as one of the United Kingdom’s most liveable cities, securing a high ranking for its investment potential, housing affordability, and overall quality of life. A recent report by Colliers, titled the ‘Top UK Residential Investment Cities Report,’ highlights that four of the top-ranking cities for residential investment are located outside of England, with Belfast achieving a commendable second-place position.

The Colliers report undertook a thorough analysis, evaluating cities across 24 distinct pillars. These criteria encompassed a wide range of factors crucial for residential investment, including economic performance, advancements in research and development, overall liveability, the health of the property market, and environmental sustainability. Belfast’s Strong Performance

While Edinburgh secured the top spot in the rankings, Belfast outperformed numerous other major urban centers, including Glasgow (third), Milton Keynes, and Cardiff. Notably, Belfast emerged as a standout performer among all the cities assessed, receiving the highest number of first-place rankings across the various indicators. The city particularly excelled in the categories of property market performance and liveability. Furthermore, its housing costs were found to be significantly lower than the average recorded in other cities included in the study.

Oliver Kolodseike, Head of Economic Research at Colliers, commented on the report’s findings, stating, “The fact that four of the top five cities are outside England demonstrates the growing appeal of markets where residents can achieve a good balance between housing costs, lifestyle and long-term prospects. Cities that perform well across these factors are increasingly attracting both people and investment.” This observation underscores the evolving preferences of individuals and investors seeking well-rounded urban environments.

Andrew White, Head of Residential at Colliers, elaborated on Belfast’s ascent and the broader market dynamics. “The rise of Belfast and the continued success of cities such as Edinburgh and Cardiff underline a broader shift in residential demand,” White noted. “Affordability has become one of the defining issues facing households across the UK, and cities that can combine economic opportunity with accessible housing are becoming increasingly attractive.”

White further emphasized the competitive edge of cities outside the traditional economic powerhouses. “Edinburgh’s return to the top spot and Belfast’s rise to second show that locations outside England are competing successfully against much larger markets,” he added. “Strong opportunities exist in cities that deliver a balanced proposition rather than simply the strongest economic story.” This perspective highlights a strategic shift where comprehensive liveability and affordability are becoming key differentiators in attracting both residents and capital.
